Mountain View Leongatha offers the following financial option to acquire a villa:

  • Residence Contract – Loan Licence

This Residence Contract – Loan Licence offers lifetime tenure to occupy.

This financial option is secured with a $1,000 Expression of Interest (EOI) holding deposit.

 

Retirement village residents are required to pay:

• an initial entry price (based on which financial option you choose)

• recurring monthly service charges (cost varies as per which financial option you choose)
• with the loan licence at Mountain View Leongatha, residents also pay a fee called a departure fee, deferred management fee or exit fee when they leave.

 

The Service Fee

Payment of the weekly service fee provides you with the benefits of:

  • Use of all facilities and amenities including swimming pool, bowling green, community centre and communal gardens;
  • 24 hour emergency call system response;
  • Villa front garden & lawn maintenance;
  • External maintenance of villas;
  • Your home building insurance (contents insurance should be taken out privately);
  • Having your rates paid including Council, sewer and water rates on both the common property and your own villa (excluding usage component);

PLUS, it covers the cost of:

  • On-site management;
  • Operational costs of the Community Centre;
  • Maintaining 24 hour security of the village including CCTV surveillance, emergency call system and smoke alarms;
  • Maintenance of all grounds, facilities, sports & recreational amenities.
  • All communal building and grounds lighting.

The cost of the service fee varies based on which financial option you choose to acquire a villa at Mountain View Leongatha and is inclusive of GST. The service fee increases on an annual CPI basis and/or according to the Retirement Villages Act.

 

Are their additional costs to living at Mountain View Leongatha?

A one-off connection charge for electricity, gas, telephone & internet is charged with your first Service Fee account.

Monthly telephone rental, monthly itemised telephone usage and monthly internet charges are added onto your monthly Service Fee invoice.

You will also receive additional bills billed directly to you from the utility providers for:

  • electricity (bi-monthly),
  • gas (bi-monthly) and
  • water (quarterly).

These are paid direct from you to the provider.
